The larger Seward Commons Redevelopment project includes parcel numbers (wouldn't fit in field in Part 1): 36-029-24-22-0023, -0022, -0052, -0053, -0051, -0105, -0045, -0046, -0047, -0048, -0049, -0117, -0118, -0116, -0050. All of these parcels were found to be eligible brownfield properties for this grant. The actual assessment conducted under this grant occurred in two phases: Phase 2 involves 2310, 2304, and 2218 Snelling Avenue, and Phase 3 involves1915 22nd Street, 2204 and 2200 Minnehaha Ave, 2215, 2200, 2206, 2210, 2214, and 2218 Snelling Ave. The work conducted under the assessment grant supports the redevelopment phases 2 and 3 of the larger Seward Commons project, a multi-phase transit-oriented development project. The project is happening on light industrial property to the southeast of the Franklin Avenue light rail station on the Hiawatha Line. Seward Commons will ultimately include a mix of 300 multifamily units and approximately 20,000 SF of commercial space developed in six phases. Under this grant, the work conducted in 2011 supported Seward Commons Phase 2 - which will be a HUD 202 senior housing project located at 2304 and 2218 Snelling, co-developed by Redesign Inc and Common Bond. This project is scheduled to start construction in July 2013. The grant work conducted in 2012 supports Seward Commons Phase 3, which is currently in the planning stage and will likely involve market-rate apartments. The developer, Redesign, Inc., intends to apply for cleanup funding from State and local funding sources for this phase in November 2013. Leveraged funding for Phase 2 redevelopment (can't be added to form until redevelopment starts) includes a Metropolitan Council Infrastructure grant for 1.1 Million.
Former Use: The site consists of 15 parcels located on Snelling Avenue (street addresses: 2115, 2200, 2204, 2206, 2210, 2214, 2215, 2218, 2304, 2310 and 2312), Minnehaha Ave (2200 and 2204), and 22nd Street (1912, 1915). The property was historically owned by Bystrom Brothers, a metal-turning facility that manufactured metal machine parts. Brass, stock steel, cutting oil, and Stoddard solvents were used in their processes. The site buildings were constructed in the 1940s. The site was owned by Bystrom Brothers from the 1940s until 2007. USTs were registered at the site as well. All of the parcels except 2304 Snelling are owned by Seward Commons LLC. 2304 Snelling is owned by the City of Minneapolis.
