Additional Property Attributes

Former Use: The Property is a former garment factory improved with two buildings. The northern building is single story constructed of concrete block and wood. The southern building is a two story structure with a basement and is constructed of brick and wood. Evidence of boilers, suspect-asbestos containing materials, hazardous substances, petroleum products and other potential environmental concerns was noted throughout the buildings. The buildings are currently utilized by the occupant for the storage of items to be sold in a thrift shop. Observations of the interior of the buildings were limited by the storage of the items. ATC was not able to access the basement and other portions of the buildings due to the stored items. Observations were made from paths located between the stored items. Vacant areas were noted north and south of the on-site buildings. The northern vacant area was primarily covered in grass and was formerly utilized for parking as noted by signage. The southern vacant area consisted of concrete pads and grass. Piles of dumped materials and a dumpster were noted on the southern portion of the Property. Burn areas were noted on the northern and southern portions of the Property. Fencing was noted around the northern building on the east, north and west sides. HVAC equipment was noted in the northern fenced areas. According to Mayor of Clinton, Jack Gilfoy, boilers were formerly located in the eastern fenced portions. It is unknown what was stored in the western fenced portion of the Property. The Property is currently owned by Robert W. Harvey, Sr. and Robert W. Harvey, II. They acquired the Property from Indiana Sportswear, Inc. in 1996. Several past owners include Mozella Corporation, Cottonwood, Inc., Emmerson Corporation, and several private residential owners.
