Additional Property Attributes

The City seeks to acquire the building, demolish it, and build a public gathering space on the property for outdoor concerts, markets, and fairs. Concerns about asbestos-containing materials (ACM) within the structure have dissuaded the City from proceeding with acquisition without assistance with ACM removal cleanup grants, as costs for ACM removal are estimated at more than 10,000. This Phase I was done to help the City with all appropriate inquiry compliance, and thus make them eligible for ACM cleanup grant assistance. The City will look to take title in November 2012 and then proceed with ACM abatement with further cost share from the 128(a) program.

Former Use: The site is the location of a closed tavern/tap/bar, and this has been the predominant use of the site for the last 20 years The building is in poor condition and may collapse if a controlled demolition does not occur. Prior to the tavern, the site had been a furniture store, clothing store, and a "dry goods" store as far back as the 1890s. The building has always had some form of retail prior to the tavern use.
