Additional Property Attributes

Field exploration at the Property was conducted between February 26 and March 1, 2013. Soil and groundwater samples collected during the course of the Limited Phase II ESA were collected in accordance with protocols outlined in the West Virginia Voluntary Remediation and Redevelopment Act Guidance Manual (WV VRRA Guidance Manual). A stainless-steel hand auger was used to collect one soil sample at two locations on the Property due to inaccessibility (trees, thick brush, and steep terrain all leading to unsafe drilling conditions) with a direct-push soil boring unit. A Geoprobe direct push soil sampling unit was used to advance fifteen soil borings at the Property and to collect soil samples for analytical testing. Eighteen soil samples were collected from the soil borings and hand augers and submitted to Pace Analytical Testing, Inc. (Pace) for analysis. Groundwater screening samples were collected from five soil borings (24-SB-3, 24-SB-5, 24-SB-6, 24-SB-8, and 24-SB-13) using a disposable, temporary polyvinyl chloride (PVC) monitoring well during the Limited Phase II ESA. Based upon the findings presented above, the following conclusions can be made for each Recognized Environmental Condition (REC) investigated as part of this Limited Phase II ESA: � REC No. 1 - No impacts were identified associated with the multiple pole-mounted transformers observed on the subject property. � REC No. 2 � The site has likely been impacted due to the historical operations on the Property based upon soil and groundwater sampling completed in the vicinity of the debris pile west of Building 2. This is evidenced by the presence of total petroleum hydrocarbon (TPH) concentrations in soil and polynuclear aromatic hydrocarbon (PAH) concentrations in groundwater above applicable standards. � REC No. 3 - Site soils have likely been impacted due to the historical Vitro-Agate Marble Company operations on the property. This is evidenced by the presence of arsenic, PAH, and TPH concentrations in soil, and arsenic and PAH concentrations in groundwater above applicable standards. � REC No. 4 - Site soils have likely been impacted due to historical dumping along the Little Kanawha River on the southern portion of the property. This is evidenced by the presence of arsenic, lead, PAH, and TPH concentrations in soil above applicable standards. � REC No. 5 - Site soils have potentially been impacted due to historical operations at the adjacent Coil Specialty Chemical property. This is evidenced by the presence of arsenic, PAH, and TPH concentrations in soil, and arsenic concentrations in groundwater above applicable standards.

Former Use: Property has had multiple industrial uses including warehouse and as a manufacturing facility for industrial and custom glass marbles.
