Additional Property Attributes

Field exploration at the Property was conducted on March 1, 2013. Soil and groundwater samples collected during the course of the Limited Phase II ESA were collected in accordance with protocols outlined in the West Virginia Voluntary Remediation and Redevelopment Act Guidance Manual (WV VRRA Guidance Manual). A stainless-steel hand auger was used to collect one soil sample at four locations on the Property due to inaccessibility (trees, thick brush, and steep terrain all leading to unsafe drilling and working conditions) with a direct-push soil boring unit. A Geoprobe� direct push soil sampling unit was used to advance three soil borings at the Property and to collect soil samples for analytical testing. Seven soil samples were collected from the soil borings and hand augers and submitted to Pace Analytical Testing, Inc. (Pace) for analysis. Groundwater screening samples were collected from two soil borings (25-SB-1 and 25-SB-3) using a disposable, temporary polyvinyl chloride (PVC) monitoring well during the Limited Phase II ESA. Two surface water samples (25-SW-1 and 25-SW-2) were collected from a concrete pit and silo identified in the Phase I ESA. An additional surface water sample (25-SW-3) was collected from water within an erosion swale not originally identified in the final Phase I ESA but noted to contain an observed sheen on the water, noticeable odors, and visual staining of the soil. Surface water samples were collected using a disposable sample container and sampling wand. Based upon the findings presented above, the following conclusions can be made for each Recognized Environmental Condition (REC) investigated as part of this Limited Phase II ESA: � REC No. 1 - The site has potentially been impacted due to the historical operations at the adjacent Air Products & Chemicals, Inc. property based upon the results of soil and groundwater sampling completed along the northern property boundary. This is evidenced by the presence of arsenic, polynuclear aromatic hydrocarbon (PAH), and total petroleum hydrocarbon (TPH) concentrations in soil and PAH concentrations in groundwater above applicable standards. � REC No. 2 � The site has potentially been impacted due to the unknown historical operations at the concrete pit and silo located on the southwest portion of the Property based upon the results of soil sampling completed along the northern property boundary. This is evidenced by the presence of arsenic, PAH, and TPH concentrations in soil and PAH concentrations in groundwater above applicable standards. � REC No. 3 - Site soils have potentially been impacted due to the historical operations at the adjacent Corning, Inc./Schott Scientific Glass property based upon the results of soil sampling completed along the northern property boundary. This is evidenced by the presence of arsenic, lead, and PAH concentrations in soil above applicable standards.

Former Use: Property has reportedly had multiple industrial uses and is associated with the industrial compelx north of the railroad tracks.
