Additional Property Attributes

Urban Development Partners�(UDP) interest in purchasing the property and due diligence led to a Phase I Environmental Site Assessment. Records revealed that the site had operated as a full service gas station from 1950 until 1992 when it became Ho�s Auto Service. Records also revealed that six underground storage tanks (USTs) were removed in 1991 and a site assessment from 1993 recorded 400 to 500 cubic yards of petroleum contaminated soil that would require mitigation if the land use changed from its current commercial use to mixed-use residential. DEQ has placed a land use restriction on this property disallowing residential use until an additional site assessment is conducted and remediation occurs. The Phase II ESA confirmed petroleum contaminated soil and further delineated the extent of the contamination. UDP funded the cleanup for this site, which included the removal of approximately 900 cubic yards of petroleum impacted soil. Urban Development Partners (UDP) is known for developing mixed-use buildings that support commercial and/or retail on the ground floor with residential apartments above. 29 residential units are planned for the property at 3330 SE Division and another 28 residential units are planned for the property at 3360 SE Division.
