Additional Property Attributes

This property is a vacant and abandoned gasoline filling station/convenience store. This property is central located in the St. Charles business district. Prospective purchasers/redevelopment plans are currently being evaluated. The Saginaw COunty Land Bank is continueing to actively market and leveraging additional funds to further facilitate the redevelopment of this impacted gas station.

Former Use: Site use prior to 1937 was not reasonable ascertainable during the course of the assessments. It is assumed that the site was likely used for agricultural purposes prior to 1937. The subject building (gas station) was constructed between 1937 and 1941. The property operated as a gasoline filling station until the mid-2000s. Three gasoline USTs located on the southwestern portion of the subject property, two of the USTs are currently registered as �Currently in Use� whereas the other UST was permanently closed in place in 1998. Releases from the on-site USTs were reported to the MDEQ in 1985 and 1991. Levels of BTEX, trimethylbenzene, 2-methylnaphthalene, naphthalene, and MTBE were identified within groundwater and soil samples collected at the subject property over time. Each of the release incidents are listed as open. AKT Peerless recommended that the USTs, if not intended to be used in the future, be pumped free of liquid product, and removed from the ground. The SCLBA conducted structural demolition and removal of the USTs at the subject property. However, demolition and UST removal activities were not conducted using EPA funds. Saginaw County Land Bank Authority (SCLBA) acquired the property through tax reversion in 2011 through present day.
