Additional Property Attributes

Site was redeveloped to provide parking for adjacent buildings: A semi-vacant former furniture manufacturing and retail/showroom facility that was redeveloped as 108 units of market-rate housing, and a commercial building. The residential building is listed on the national register, and both buildings are located within a national historic district. Remediation (soil excavation and disposal) costs and redevelopment costs were estimated based on soil excavation and disposal costs for 440 tons at 300/ton, and construction costs for 150 surface parking spaces at 4000/space, less 100,000 for costs savings as remediation and construction were done simultaneously.

Former Use: Immediate past use of the site was for sound recording studios. Previous uses included a gravel parking lot, an oil and coal retailer, a sign manufacturing business, and a metal plating operation.
