Freeland Bean and Grain purchased this site, which was a vacant rail yard, petroleum bulk storage facility, and grain depot. The defunct buildings were demolished and a new grain drying, storage and distribution plant was constructed. This redevelopment leveraged at least 8,000,000 in private investment and created 23 full time jobs.

Former Use: The subject property is an irregularly-shaped parcel situated on the northeast corner Franklin and Fifth Streets and is zoned Industrial. Currently owned by Freeland Bean and Grain Co. a Michigan Corporation who intends to operate the subject property which included the demolition of the existing site buildings and redevelopment of the subject property with a farm product storage and shipping operation. Analytical results indicated that subsurface soil had been impacted by hazardous substances and the contaminants are attributable to a historic release of petroleum products from former above ground storage tanks on the northern portion of the subject property. The storage and sale of fertilizers and other chemicals associated with agricultural activities at the Property and bulk petroleum storage facility (with up to 8 storage tanks)from the 1930s until the late 1990s. According to Tittabawassee Township, railroad property is not assessed and the subject property does not have a property identification number. The subject property is unoccupied by CSX Real Property, Inc. However, AKT Peerless was provided with parcel identifications for four leased parcels of land that are owned by Chessie System. The parcels are leased to Michigan Bean Co., Wickes Corp., and Standard Oil and make up a portion of the subject property. Other Past Owners: CSX Real Property, Inc, Great Lakes Ag Investments LLC.
