Additional Property Attributes

This vacant industrial property was purchased by a local company to relocate an existing heavy manufacturing equipment moving and setup company into the city. This relocation into this brownfield site prevented greenspace redevelopment outside of the Saginaw industrial district.

Former Use: The subject property is comprised of three distinct parcels zoned Industrial & Commercial. Adjoining historical properties -filling station, machine shop, & auto repair. Past Owners/Occupants include: Valley Grey Iron Fdry, Saginaw Casting Div., Wilson Machine (on AUL database), Merrill Fabricators, River Street LLC, Law Properties, LLC. 2119 River Street: In the 1890s a log boom, and 3 structures were present, which was further developed until the 1930s when an apartment was identified. The industrial building on-site was constructed in 1962, which consists of office areas, a boiler room, production and storage areas, which are both unoccupied in 2010. SHWS indicates impact of contaminated fill material (source of the fill from Gray Iron Foundries). 1994 field activities were conducted to address historical filling activities and contaminants identified. Additional sampling in 1995 detected lead in 3 soil samples & metals on 2112 River St (see below). UST closures were identified, while the historical fill received an Unlimited Industrial Category Closure. Historical fill identified arsenic, barium, copper, zinc in groundwater and lead in soil and called for the property to be fenced�in to limit access to the subject property. 2112 River Street: Residential structures in the 1890s until the 1970s when the structures were razed and replaced with a parking area. 1994 & 1995 field activities were conducted to address historical filling, metals detected. 100 Ketchum: 1890 Sanborns identified a rail spur until the mid-1990s, remains undveloped with grass covered areas. In 2000, this property identified contaminants including, aluminum, chromium, iron, magnesium, manganese, and mercury in soil at the property.
