Rifkin Scrap Metal and Iron redeveloped the subject property with a new high efficiency metal recycling operation. The current redevelopment leveraged the investmetn of 2,000,000 in private funding. At completion of the future phases/expansion a total of 11,000,000 and over 20 permanent jobs will result.

Former Use: The subject property is located in a mixed-use area of the City of Saginaw, Michigan and of four industrial parcels. Residential, commercial, and industrial properties are located in the general vicinity of the site. The subject property has been used for commercial and industrial purposes since the 1860�s. Historical operations on the subject property have included a leather tannery, a copper smith, and a scrap metal yard. It is believed the tannery was active from the early 1900s until the 1960s. The subject property is zoned industrial and consists of a vacant, former scrap yard. In general, the site is level with surrounding properties and is enclosed entirely by fencing. Rifkin intends to utilize the subject property for the construction of a scrap metal recycling facility. Currently, Rifkin is completing construction of many components, which will make up the recycling facility. The subject property is currently not operational; however, construction activities will continue during 2012. They have owned the property since at least 2006. Past owners include: RAPPLEY, WILLIAM & SCHULTZ,RUBEN/ Ruben Schultz Former Tannery, DEPT OF NATURAL RESOURCES, NBD SAGINAW, 3rd LLC.
