Additional Property Attributes

The property was vacant for approximately three years prior to its recent acquisition by SFI Properties, LLC. SFI and its tenant (Shrader Tire and Oil) have begun the transformation of the vacant industrial building that was in disrepair to a bulk oil and tire storage facility. The transformation includes the removal and off-site disposal of several 55-gallon drums containing various oil, six 300-gallon totes with a chemical containing formaldehyde and several smaller containers. In addition, repairs are being made to the building, floor drains are being filled and sealed, and new equipment is being installed to facilitate the reuse of the building. Shrader intends to begin operations at the facility in mid 2005. SFI also plans to lease the northern, warehouse portion of the building to another tenant for warehousing.
