Additional Property Attributes

This property was chosen for assessment based on potential hazards to the community posed by its presence as a vacant, poorly secured, former industrial property and unknown impacts to soil and groundwater of the site and surrounding properties. It is hoped that more complete assessment of the property will help to advance the property redevolpment.

Former Use: The site is improved with a vacant pattern storage/compressor house building, a wooden water storage tank, a loading dock structure, and a portion of a vacant former foundry/tool and die building. The site was occupied by a planing mill in the late 1800s; a planing mill and sash, door, and blind manufacturer in 1900; and was vacant land from at least 1913 until 1939, when an office of the southerly adjoining Smith Foundry was built in the eastern portion of the site. Prior to its operation as the Smith Foundry, the site was reportedly used as a loading area for oil products associated with the northerly adjoining oil well. A core making building, constructed in 1955, connected the office structure to the southerly adjoining foundry complex. The pattern storage building/compressor house was constructed in 1957. In addition to the Smith Foundry, tool and die shops occupied the site in the 1950s and 1960s. The Smith Foundry operated at the site and adjoining properties to the east, south, and west until 2005. The property was forfeited to the State of Ohio for nonpayment of taxes in 2010. The Wood County Auditor�s Office (WCAO) unsuccessfully attempted to auction off the property in 2011 on behalf of the State of Ohio. The WCAO sold the parcels comprising the property to two separate purchasers (Joseph Bates, David Meyer) in November 2012.
