Additional Property Attributes

Soil and groundwater sampling were conducted. LBP and ACM sampling was not conducted. Acetone and Benzene were detected below the MRBCA DTLs. TPHs and PAHs were not detected above DTLs. VOCs and TPHs in groundwater were not detected. PAHs in groundwater were detected but below MRBCA DTLs. Buildings are all intact, but if materials will be disturbed a ACM and LBP survey is recommended.

Former Use: The approximate half acre site is located at 122 West Fourth Street in Appleton City, Missouri. Based on a review of the historical information, the site appears to have been developed by at least 1885 with two small commercial buildings. The west building appears to have been removed/replaced in the early 1900�s. The site has been utilized by various retail and commercial tenants over the years; some uses have included a printing shop, saloon, drug store, grocery store, hotel, restaurant, office, dry goods, furnishings, and movie theater. The site has been improved with an approximate 5,000 and 2,500 square foot building. An additional 25� by 10� storage building is located on the south side of the site The buildings were constructed in the early 1900�s according to the site owner. The first floors were divided into rooms used for commercial purposes. The second floors are unoccupied apartments and office space. Information was unable to be obtained for the site from 1935 to 1966. The site is currently vacant. A former grain elevator and a fertilizer storage/distribution facility were located to the northwest of the site.
