Additional Property Attributes

The city acquired the 92 & 110 Water Street property by tax deed in 1998. The property has been abandoned since the early 1990s, and the building at 92 Water Street has deteriorated. The property is located within the approximately 100-acre Keene Industrial Heritage Brownfields Corridor located along the former railroad lines through the center of the city. The city has actively marketed the property and is in negotiations for its sale to a private developer. Current redevelopment plans call for renovation of the 92 Water Street building for use for 10 to 15 residential apartments. The city is also currently marketing and has received proposals for redevelopment of the adjacent nine acre former railroad property. Both properties are located adjacent to an existing bicycle path on the former rail bed. The cleanup and redevelopment of the 92 & 110 Water Street project is in the first step toward attaining the vision of the Industrial Heritage Corridor, which is to redevelop properties to create business, commercial and housing opportunities, to create recreational space, and to enhance the positive qualities of downtown Keene. (PPF - 92 & 110 Water Street, 4/15/05) After building demolition and cleanup, the City sold 92 Water Street to Southwestern Community Services (SCS). 110 Water Street is now a new roadway connection to the highly successful Railroad Square mixed-use development next door, where the SCS offices are located. The property was redeveloped into CitySide, a permanently affordable workforce housing complex (28,000 sf) consisting of twenty one- and two-bedroom units. Coupled with the Railroad Square project, this redevelopment contributes to and strengthens the City of Keene�s credentials as an exemplary model of �Smart Growth� principles.

Former Use: Industrial and commercial use of the property dates to approximately 1900. Perkins Machine Shop operated from approximately 1913 to the 1990s. Other historical uses included woodworking, shoe manufacturing, and automobile repair. Currently vacant: 92 Water Street contains an abandoned building and no structures exist on 110 Water Street.
