Additional Property Attributes

The Site was residential from at least 1910 until 1921. The onsite building was constructed in 1930 and used for R&D of molded plastic products until the mid-2000s.

The Site contains one (1) one-story brick building and a detached garage constructed in the 1930s and in very poor condition with partly collapsed roofs. The property was originally developed as a grocery, but was most recently used for plastic injection molding research and development. The site is currently vacant.

Former Use: The property consists of a vacant industrial building. The building is dilapidated and portions of the roof have caved in along the northern side of the building. An office area, located in the southeast corner of the building, appeared to have begun a renovation at some point, but it was never completed. Wood framing and exposed insulation were present in the office area. A concrete sidewalk is located to the west and south of the building. According to Mayor Ward, the property formerly operated as a Kroger, a clothing store, a packaging plant, and Hagen Manufacturing. According to Mr. Ward, previous occupants of the office space in the southeast corner of the property include a barbershop and a telephone switchboard. Mr. Ward said it is likely that a septic system was used at the property at some point. Cardno ATC interviewed Mr. Larry Pinkston, Firefighter with the Shelburn Fire Department, regarding the history of the property. According to Mr. Pinkston, multiple fires have occurred at the property within the last ten years. Mr. Pinkston said a well was installed in the sidewalk near the northwest corner of the building to provide a water source to firefighters for any future fires. Mr. Pinkston was also aware of the investigation of leaking oil by IDEM. Cardno ATC also interviewed Mr. Jim Coffenberry, Economic Development Specialist with West Central Indiana Economic Development District, regarding the history of the property. Mr. Coffenberry was aware of previous uses of the site that included plastic molding and packaging. He said glycol and petroleum products have been used at the property and that ACMs may be present.
