Additional Property Attributes

The Alford Refrigerated Warehouse was the largest above-ground refrigerated warehouse in the world when it was constructed between 1949 and 1970. There are two buildings, each of which are 0.6 miles long and have railroad access. The buildings include 1.2 million square feet. The current property owner has no immediate plans for redevelopment, but anticipates redeveloping the property with residential, commercial, and retail uses in the future. According to the current property owner, environmental investigations have been conducted in the past. Prior reports include, but are not limited to, a comprehensive asbestos survey report in March 1993, a Phase I assessment in August 2001, and a limited property investigation report in March 2004. These are summarized in the Phase I assessment conducted by Alpha Environmental Consultants in June 2005. Possible recognized environmental concerns on this property include asbestos-containing materials as well as hydrocarbons in the soil and groundwater. Former Use: Chicago, Rock Island and Pacific Railway, Alford Terminal and Refrigerated Warehouses (1947). In 1997, the property was sold to Cadiz Properties, Inc. In 2003, it was conveyed to James Williams, as trustee for the Plan Trust. The property was sold in 2004 to ARW Dallas Venture LP.
