Additional Property Attributes

The Property is comprised of two parts: i) the Goetz Tower located at 1000 Central Avenue and 11 South Main Street, and ii) a parking lot located at 13-27 South Main Street and partially occupied by a bank branch. The Goetz Tower portion of the Property is situated on the south corner of Central Avenue and South Main Street. The parking lot portion of the Property lies south of the Goetz Tower portion. The Property is situated in a commercial area of the City of Middletown, Butler County, Ohio. Each part of the Property is generally rectangular in plan. The Property is developed with two contiguous commercial buildings that occupy the northern one-third of the Property. The seven-story building is currently vacant. The two-story portion is used as a Fifth Third Bank branch. The remainder of the Property is used for parking and as a bank drive-through.

Former Use: The Property was developed between 1885 and 1930 with multiple buildings used for primarily commercial purposes including retail stores, restaurants, business offices, government offices, a bank, and civic organizations. Goetz Tower was built in 1929-30 as a bank branch with office space available on upper floors. In the mid 1930s, the southern parcels were rebuilt as two retail stores (Sears and Western Auto Parts). These stores were demolished in approximately 1980 and redeveloped with the current bank branch addition with drive-through and a parking lot. The Goetz Tower has been vacant for the last several years.
