Additional Property Attributes

The property is located in a residentially zoned area, approximately 1 mile notheast of downtown Hillsboro. The central portion of the property is occupied by a 1,700-square foot residence that is planned for demolition. The western portion of the property has a 2,400-square foot shop/carport. Surrounding property use includes NE Cornell Road to the east, residential properties to the north and south, and a play field for a school to the west. Previous site use included a filbert farm, use of an underground heating oil tank, and septic system. Two irrigation wells are also present on the property. The current owners of the site, Community Services, Incorporated, plan to redevelop the site into a residential housing facility for developmentally disabled people. Site Investigation activities did not document a release of hazardous substances in soil. Levels of petroleum constituents, including metals, polycyclic aromatic hydrocarbons and heptachlor epoxide were found above residential risk-based concentrations for ingestion of groundwater. Public water is supplied to the property and to properties in the vicinity of the site. Groundwater impacts appear to be localized and are not expected to extend offsite due to the immobile nature of the contaminants. Due to the poor condition of the West Well, and the contaminants detected in the well, DEQ requires decommissioning of the West Well within 60 days, and recommends decommissioning of the East Well.

Former Use: A filbert orchard operated on the property between the 1930's and the late 1970's/early 1980's. A residence was built on the property in the early 1940's and was heated using an underground heating oil tank (HOT). The HOT was removed by the previous property owner in the 1980's, however no soil samples were collected. Prior to public drinking water and sewer being available, the residence used two groundwater wells and a septic system. The two wells are still present on the property and have not been abandoned. The location of the septic system is unknown.
