Additional Property Attributes

A previous Phase I Environmental Site Assessment (ESA) was conducted at the Site prior to the demolition of Site structures (2008); the Phase II was completed after all structures were demolished and the Site was vacant. The Phase II ESA results indicated that contaminant concentrations in soils were below Missouri Department of Natural Resources Default Target Levels (DTLs) for all constituents, with the exception of metals and polynuclear aromatic hydrocarbons (PAHs). Metals and PAH results were within acceptable concentrations for background levels in Jackson County, Missouri. Additionally, since the Site was paved with fresh asphalt just prior to conducting the subsurface investigation activities, PAH detections in the shallow soils were attributed to the freshly laid asphalt. Groundwater was not encountered during the investigation. No further investigation was recommended. The project will transform the Shoppers Parkade block into a well-lit and landscaped surface parking lot in the short term. The Site may eventually accommodate an office tower.

Former Use: The Site occupies the approximate southern half of the city block northeast of the intersection of 11th Street and Grand Boulevard. The Site property formerly consisted of a concrete and concrete block six-story parking structure with street level office/retail space and street level and second story office space. The structure was constructed in 1968. All Site structures have been demolished and the Site is currently vacant.
