This former automotive facility and salvage yard was redeveloped by the nationally recognized Great Divide Brewing Company. Located in Denver�s River North (RiNo) district, this five-acre property was considered to be blighted with perceived contamination. Due to its industrial nature, RiNo was isolated from the rest of Denver�s development community, but it is now one of the city�s hottest up-and-coming redevelopment districts. The site was originally thought to have one underground storage tank (UST), but a total of eight USTs were discovered. The USTs had been in the ground for over 80 years, and the only chemical of concern detected was total petroleum hydrocarbons in the residual range. The tanks were removed and a comprehensive site assessment was conducted by Pinyon Environmental. Today, this former brownfield is a state-of-the-art facility that includes packaging, a canning line, barrel aged and sour beer storage, and an intimate new taproom. This redevelopment was a risk-reward success for the Great Divide Brewing Company. As a result, temporary construction jobs and 45 new permanent jobs were created and a significant capital expenditure was made that resulted in increased tax revenues.

Former Use: The property was used for a vehicle recycling facility, e.g. junk yard, in an area that since the late 1800's an industrial and residential area.
