Additional Property Attributes

The developer, Praxis Foods, intends to construct a 30,000 sq ft. grocery store with underground parking that will promote healthy food in an area characterized as a "food desert." It is anticipated that the project will create 122 FTE jobs and leverage a 184,611 tax base increase. The developer applied for cleanup grants from the Minnesota Department of Employment and Economic Development (221,952), the Metropolitan Council (179.316) and the Hennepin County Environmental Response Fund (44,695). The funding agencies have recommended funding, but as of June 24, 2013, the awards are not yet announced. Property sale to Praxis Foods is pending the announcement of the grant awards. Redevelopment is scheduled to begin in fall 2013.

Former Use: The property has historically been occupied by a hospital, residences, two filling stations, and, most recently, a McDonalds. Previous subsurface investigations identified petroleum contamination to depths of 16 feet bgs.
