Additional Property Attributes

The Property consists of one vacant 1-1/2 story residential building on 0.26 acre city lot. RECS: 1. The past industrial use of the Property as part of a Planing Mill; 2. The potential for groundwater contamination emanating from the Andy�s Standard Site to be present beneath the Property. F&V conducted a Phase II ESA in August and September 2012 to evaluate the RECs identified in the August 2012 Phase I ESA. Based on the data collected during the Phase II, the Property is a facility, as defined in Part 201 of the Natural Resources and Environmental Protection Act, P.A. 451 of 1994, as amended (NREPA), due to the presence of arsenic, chromium, mercury and silver in soils at concentrations exceeding Part 201 Generic Residential Cleanup Criteria (GRCC).

Former Use: The Property was developed for industrial purposes as part of a Planing Mill as early as 1884. There were no significant uses identified from 1890 to 1908, the Property was undeveloped or vacant land until a residential house was constructed between 1908 and 1917. The Property has been used for residential purposes since that time.
