Additional Property Attributes

Former Use: The property was historically used as commercial and residential property. Thewestern half of the Property consists of an asphalt paved parking lot. Newer asphalt paving was noted on the eastern half of the western portion. A single column of parking spaces is located on the western side of the east half of the Property. Patches and other repairs were noted throughout the asphalt paved portions of the Property. The remainder of the east half of the Property is a grass-covered lot with several areas of landscaping. Cardno ATC observed a pile of excavated soil located in the southeast portion of the Property covered by plastic. The soil was left over from removal of four underground storage tanks (USTs) by Cardno ATC in May 2012. Contaminants of concern (COCs) were identified in the excavated soil at concentrations greater than the IDEM RCG residential screening levels, but below commercial/industrial levels. The Property owners plan to use the excavated soil to grade the Property once development of the site begins. Cardno ATC also observed eight 55-gallon drums, two containing water and six containing soil, near the northwest corner of the Property. The drums appeared in good condition with no leakage or staining.
