The Site is the location of the former Chatham Corners Store (also known as Lammi�s General Store), which was a petroleum service station and convenience store. The Site is located in a primarily rural and agricultural area, approximately one mile south of the Village of Chatham, Michigan. The Site consists of one parcel with a building, a detached two-car garage, and a shed. The building has two main sections: a convenience store, and a residence. The building is surrounded by a mix of asphalt, concrete, gravel, grass, and scattered trees. Miscellaneous debris observed during the site visit (mostly indoors) consists of, but is not limited to the following materials; office supplies, shelving units, small containers, signage, containers of maintenance and cleaning products (paint, enamel, carpet cleaner, etc.), fallen ceiling tiles and insulation, and miscellaneous trash. Notable debris observed outdoors at the Site included two drums (1 55-gallon steel drum, 1 approximately 20-gallon steel drum), wood pieces, asphalt shingle pieces, a broken pail with an oil filter, a burn barrel, printer, and other miscellaneous trash/debris. The Site is bordered to the north by Highway M-94 and the Michigan State University AgBio Research Upper Peninsula Research Center (primarily pine trees and agricultural fields); to the east, west, and south by open fields and scattered trees. Located further to the west, but not adjacent to the property are scattered residences and several businesses: Chatham Square (A Bride�s Choice, V-Storage, and Verbrigghe Excavating), and Bowman Gas Company (propane).
Former Use: The Site is currently owned by Alger County, who acquired the property involuntarily through property tax foreclosure. Based on information from previous reports reviewed for the Site, previous operations on the property included: � Prior to 1972: Likely residential and/or agricultural use. � 1972 to 1991: Petroleum service station and convenience store, original USTs. � 1991 to 2007: Petroleum service station and convenience store, new USTs. � 2007 to December 2010: Site vacant and unoccupied. � January 2011 to Present: Vacant property; now owned by Alger County due to tax forfeiture. According to the TBA Eligibility Questionnaire (Appendix B), Alger County would like to sell the property for reuse as a convenience store and petroleum service station. Alger County acquired the property from GNW Properties, LLC on 31 December 2010 due to property tax foreclosure. GNW Properties, LLC acquired the property via a Land Contract on 2 January 2006 from Mr. William Lammi. Mr. Lammi acquired the property in 1988 from Mr. Robert Lessmeier.
