Additional Property Attributes

At the time of the reconnaissance, the Property consisted of approximately 0.49 acres of land developed with an approximately 2,200 square-foot automotive service center building including a former convenience store, house, shed, and garage. Both the garage and the service area of the automotive service building had soil floors. The house had a partial basement with a concrete floor. One dispenser island, with two fuel dispensers, was located on the northwest side of the Property. The remainder of the Property was grassland and vegetation. This assessment has revealed no evidence of recognized environmental conditions in connection with the Property except for the following: The potential for environmental impact associated with the historical use of the Property as an automotive service station, from 1938 to 1995, including three underground storage tanks (USTs) and associated product piping . The potential for unreported and/or undetected releases of hazardous substances and/or petroleum products associated with the 100-gallon gasoline AST, two floor drains, two fuel dispensers, underground hydraulic hoist, chemical storage, and vent pipe and staining associated with USTs identified on the Property.
