Additional Property Attributes

Former Use: The subject property consists of approximately 12.59 acres of heavy industrial property on the northeast side of the City of Yuma. The property is currently vacant, but was most recently used as a citrus fruit packing plant from approximately 1941 to 2012. A rail spur is present along the east edge of the property, and a rail yard is located to the east of the property. Nine structures comprise the facility, including several material shelters, main plant, and office. The site is zoned Heavy Industrial. The area surrounding the site is primarily heavy industrial to the east, commercial and residential to the west, and historic Old Town and abandoned railroad property immediately to the north. Vacant land is located south of the subject property and contains a non-metallic gravel quarry. Conclusions: Based on the field screening and chemical testing of soil and groundwater samples, it does not appear that petroleum contamination is present at either of the former UST locations. However, it is important to note that the results of this assessment rely in part on the accuracy of historical maps used to approximate the locations of the former USTs and that no amount of sampling can eliminate all uncertainty. Therefore, the results and conclusions in this report should not be interpreted or extrapolated to extend beyond the areas tested.
