Additional Property Attributes

The property is comprised of 0.1742 acre of commercial land situated east of the intersection of Smead and Lane Avenues. The property is rectangular and is developed with a three-story, 19,415-square foot warehouse building constructed in 1919. The property building is currently vacant and in complete disrepair.

The building has been vacant since the mid-1990s and is currently in complete disrepair. Historically the property operated as a tool and die stamping plant (Utility Tool and Die) from at least 1920 to at least 1925 as well as a textile manufacturer (B&B Wiping Cloth, Ohio Sanitary Wiping Cloth, Textile Wiping Cloth, and Keystone Wiping Cloth) from at least 1935 through at least 1992.

A Phase I ESA in 2013 and at that time observed dozens of varying sized containers with unspecified liquid contents, 10 to 15 55-gallon drums with unknown contents, at least three compressed gas cylinders labeled oxygen, between 375 and 425 stacked containers of paints (one-gallon and five-gallon containers), multiple containers of paint thinner, and various automotive fluids on the first floor of the building. The second and third floors of the building were inaccessible due to the floors caving into the first floor. Materials including at least two metal, 55-gallon drums, an automobile, and other debris were also observed within a fenced area in the rear of the building. One of the drums was bulging and both were severely rusted with unknown contents. None of the materials observed in 2013 have been removed from the Subject Property and therefore they
are presumed to still be present.
