Former Use: SITE DESCRIPTION The Subject Site has 8 parcels totaling approximately 22.6 acres of land that is situated in the Barron Treaty land; T27N R1E, in the City of Logansport, Eel Township, Cass County, Indiana (Figure 1). The Subject Site is located at the physical address of 600 Water Street. Site and Vicinity General Characteristics: The Site is situated within the City of Logansport. The area is largely residential land with other industrial properties nearby and undeveloped land to the north. The Site is situated on the northeast corner of Water Street and Holland Street, between Liberty Street to the east, Holland Street to the west, Water Street to the south and Pollard Street to the north. Current Uses of the Property: The property consists of approximately 22.6 acres of land. The property is currently being used as an equipment staging warehouse. Descriptions of Structures, Roads, Other Improvements: Three structures are situated on the Subject Site: the main manufacturing building, a waste oil storage building, and a dry storage building, totaling approximately 135,400 square feet. Asphalt parking areas are located south and east of the former plant. There is an asphalt paved truck turnaround and exterior storage area on the west side of the facility. The Subject Site has electricity, natural gas, and city water and sewer services available to it. History: Agricultural use until around 1960. The site was listed in city directories as being the Brookpark Royalon Inc. Plastics facility from 1965-1971 and as Modine Manufacturing Company from 1977-2008. Past Ownership: A title search or full chain of ownership/property owner history was not made available for this report. Based on information provided by the user, the site was owned and operated by Modine Manufacturing from the mid 1970�s up to 2013 when they sold to Mr. Jeff Burkham, who is selling to Raymond Shank, the current occupant.
