Additional Property Attributes

The subject property consists of five parcels of various sizes totaling approximately 4.5 acres of land located at the northeast corner of the W. Chicago Road and Campbell Street intersection in the western portion of the City of Sturgis. The northern parcel (Parcel C) addressed 137 Campbell St. is currently vacant grass-covered land. The majority of the easternmost parcels B, D and E identified with no current addresses are comprised of an asphalt-paved parking lot and areas of wooded and grass-covered land in the northern and eastern portions. The parcel situated in the southwest portion of the subject site (Parcel A) addressed 26456 W. Chicago Rd. is developed with a 4,600-square-foot commercial building most recently occupied by a grocery store. The remaining portion of Parcel A is comprised of an asphalt-paved parking lot.

Former Use: The original building was first occupied in 1950 by Foodland Super Market and was owned by Bernella Crowe, who sold all five parcels of land that comprises the subject property to a Mr. Harding. The property was developed as a grocery store from 1950 to the 1990s . The remaining portions of the property historically were used for residential, agricultural or vacant land. Debris piles were observed in the northeast portion of the subject property in the 1967, 1971 and 1974 aerial photographs. In order to assess the location of the debris piles Envirologic conducted a limited Phase II test pit excavation in the observed area.Four test pit locations were chosen in the grass-covered area located in the northeast portion of Parcel E based on the debris observed in the aerial photographs. Envirologic extended the four test pits to a depth of three feet below ground level (bgl). No indications of debris were observed during the excavation. Soils observed in the four test-pit locations included top soil within the first two feet bgl followed by gravelly brown sand at depths from two to three feet bgl. During the excavation activities the soil within the test-pits was field-screened with a photoionization detector (PID) for organic vapors. No evidence of contamination (visual, olfactory, PID responses) was observed during the excavation activities. No Recognized Environmental Conditions have been identified based upon the site ownership and use history.
