Additional Property Attributes

At the time of the Phase I reconnaissance, the Property consisted of approximately 7.65 acres of land developed with a truck service building and a small storage building near the back of the site. Most of the Property consists of a large paved and gravel truck lot. On the front half of the Property is a metal warehouse building which is used as a truck service building. The original building was constructed in the early 1950s for warehouse and manufacturing purposes, and not as a truck service facility. Later an addition was constructed on the west side of the original building. Along the back center of the Property is an intermittent creek. The creek flows west to east into the East Fork of Mill Creek which is located just east of the Property. The area surrounding the Property is developed with commercial properties. Sawbrook Steel Castings, a foundry is located to the east and south of the Property. A portion of the former Barret Paving company property is located to the east of the Property. The East Fork of Mill Creek, which flows north to south, forms most of the eastern boundary of the Property. Industrial properties, including the former Pristine Inc. (an NPL site), are located up-gradient of the creek. Railroad tracks are located west of the Property. The Property is nearly level and situated at an approximate elevation of 555 feet above mean sea level. Surface elevations in the area generally decrease to the west to southwest towards the creek. Based on SME?s experience with subsurface conditions in the area of the Property, the general subsurface geology consists of 170 ? 200 feet of unconsolidated glacial, fluvial, and lacustrine deposits. The uppermost undisturbed soils in the vicinity of the Property are Eldean-Urban land complex and Urban Land-Patton Complex. These complexes are deep, well drained loamy outwash sand and gravels formed on stream terraces (Eldean) or poorly drained soil formed in lacustrine basins. Groundwater generally exists in three saturated zones. The perched groundwater table is generally found in the glacial till at depths of 10 to 15 feet below ground surface (bgs). Based on SME?s experience in Lockland, groundwater flows to the south. The Property was developed as agricultural land until the 1950s when an asphalt batch plant was constructed. Operations included use of 15 aboveground storage tanks (ASTs) for tar, asphalt, and fuel oil; a railroad spur, and the storage of road equipment. By 1988, 12 of the ASTs were no longer present.
