Additional Property Attributes

The Phase I Environmental Site Assessment (ESA) completed for the Property indicated that there are Recognized Environmental Conditions (RECs) associated with the Property. The absence of information regarding the historical operations on the Property represented a REC. The presence of off-site businesses with underground storage tanks (USTs) and drycleaning facilities in close proximity to the Property represented RECs. A Phase II ESA was recommended. The Hazardous Materials Report completed for the Property structure identified approximately 11,000 square feet of asbestos containing materials (ACM). As of the date of this entry, no further environmental activities have occurred and the status of redevelopment is pending.

Former Use: The Property comprises approximately 0.648 acres with one vacant, 9,000 square foot one-story commercial building and a parking lot. Commercial listings for the Property have included restaurants, insurance agency, construction/contracting business, and a recording studio from the 1930's through the 1980's. The structure is deteriorated with water damage and suspect structural integrity.
