Additional Property Attributes

The Property Phase I Environmental Site Assessment (ESA) did not indicate any Recognized Environmental Conditions (RECs) associated with the Property or nearby off-site properties. The primary environmental issues noted within the Property structure were assessed during the Hazardous Materials Survey (HMS). The HMS report indicated typical type and quantities of asbestos containing materials (ACM), lead-based and household hazardous waste. The HMS report made recommendations to abate ACM and lead-based paint (comply with Occupational Safety and Health Administration Lead in Construction Standard) from the structure prior to renovations. Graceland Elementary School was sold to Swope Corridor Renaissance/Upper Room in December 2012 for development of the Mary Kelly Community Center. The dedication of the Mary L. Kelly Community Center was held on September 17, 2013 at the former Graceland school. The Town Fork Creek and Blue Hills Neighborhood Associations will now have the opportunity to access computer resources, GED classes, and a cafe, all within walking distance. The site will also house space for several nonprofits and dance classes for Upper Room students.

Former Use: The Property comprises approximately 3.91 acres with one vacant, 133,650 square foot three-story school building. The building includes tunnels below the ground floor and an asphalt parking lot surrounding the building. The Property was developed as a single structure three story school building in approximately 1926 and was utilized for educational purposes until 2005; the school has been vacant since that time. Prior to 1926, the Property consisted of undeveloped land.
