Additional Property Attributes

The subject property consists of one parcel of land totaling approximately 6.2 acres. The 6.2-acre property is developed with a 62,000-square-foot industrial building located in the northwest portion of the parcel. The site building was built in 1991. The remaining portions of the property include asphalt-paved parking lot areas in the south and vacant grass-covered land in the eastern half of the site. Historically, the subject property was occupied by Waltec Forgings Inc. from the mid 1990s to 2004 and most recently occupied by a manufacturer identified as GMA Cover Corporation (GMA). The subject property has been unoccupied since February of 2013.previous environmental assessment activities in 2012 by Innovative Environmental Solutions Inc. (Innovative) resulted in the detection of aluminum in soil and groundwater. Innovative concluded that the aluminum in both soil and groundwater exceeds residential cleanup criteria. However, this conclusion is not necessarily valid. Soil concentrations were within the range of aluminum found state-wide and are not necessarily indicative of a release. It is unclear how groundwater data was collected (filtered or unfiltered samples, monitoring wells versus Geoprobe screen point sampling, etc.) and thus, it is not clearly demonstrated that the data are representative of groundwater conditions. Subsequently, Envirologic conducted Groundwater sampling activities at the site.Groundwater samples were collected from the newly installed monitoring wells on May 22, 2014. Groundwater sampling was conducted using low-flow sampling techniques in accordance with RRD.The concentration of dissolved aluminum in MW-4@3.7-8.7 exceeded Residential Drinking Water Criteria. Since laboratory analysis of both dissolved and total aluminum in groundwater samples is highly sensitive to factors such as well development and turbidity, monitoring well MW-4 was resampled in order to verify whether or not the original analytical result is representative of aquifer conditions. Envirologic resampled MW-4 on June 2, 2014. The elevation was measured from the top of casing to survey the groundwater flow direction at the site and was confirmed to the north-northwest. Aluminum was detected above drinking water criteria during the second smapling activity at the site from Monitoring well MW-4. MW-4 is situated hydraulically upgradient from the main building where facility operations occurred. Therefore it is unlikely that the occurrence of aluminum at concentrations greater than Residential Drinking Water Criteria is related to former operations at the subject property.

Former Use: Prior to the current development at the site the property was used for agricultural purposes, residential development or vacant land. According to City assessor and building records, the subject property building was first occupied by Waltec Forgings Inc. in the early 1990s. According to city directories Waltec Forgings occupied the property from at least 1994 to 2004. Waltec was a manufacturing company that produced lead free brass alloys for plumbing and other industrial applications using brass copper and aluminum forging operations. Additional information on the previous use of the subject property by Waltec Forgings Inc. is provided in the Records Review Section of this report. From 2005 to 2013 the subject property was occupied by GMA Cover Corp. (GMA). Items manufactured by GMA included plastic concealment products such as camouflage net systems, parachutes, flexible fuel and water storage tanks, vehicle soft-top systems and tactical soft shelters, primarily for the U.S. Department of Defense. Envirologic was able to interview Mr. Harry Both, a former employee of GMA. Mr. Both informed Envirologic that no chemicals or hazardous substances were used or stored at the property during the occupancy of GMA. According to Mr. Both, GMA�s manufacturing process consisted of using vinyl and radio frequency welding and large industrial sewing machine
