Additional Property Attributes

Our Hazardous Materials Assessment shows that the asphaltic roofing and flashing materials were in good condition at the time of the assessment and are considered to be Category I nonfriable ACMs. According to the USEPA�s NESHAP regulation, nonfriable ACMs in good condition may remain in the building during renovation unless the materials are sanded, ground, cut, or abraded or subjected to similar forces that could cause the materials to disintegrate or unless the method of renovation is intentional burning. If the asphaltic roofing or flashing materials are removed prior to renovation, we recommend a licensed asbestos contractor remove these materials in accordance with the OSHA Class II asbestos work requirements. Work involving the lead-bearing paints present in the building is subject to the requirements of the OSHA Lead Exposure in Construction standard (29 CFR 1926.62). The lead-bearing paints may pose a human health threat to renovation workers if the paints are subjected to renovation activities that may cause paint particles or dusts to become airborne, or if they are subjected to torch cutting/burning. We recommend conducting renovation activities in accordance with the OSHA Lead Exposure in Construction Standard. We recommend proper removal and appropriate disposal of fluorescent light tubes (a source of mercury vapor); and suspect-PCB fluorescent light ballasts prior to planned renovation of the building.
