Additional Property Attributes

The subject property consists of one 7.3-acre parcel identified as 75-051-510-001-00. The property is currently addressed 1510 and 1602 N. Main St. and is occupied by Exo-S. Exo-S is a supplier of global engineered injection and blow-molded thermoplastic systems for the automotive and specialty markets. The property is situated in an industrial area located in the northern portion of the City of Three Rivers. The subject property has been occupied by various industrial operations since the early 1950s. We have performed a Phase I Environmental Site Assessment in conformance with the scope and limitations of ASTM Practice E 1527-13 of the Exo-S property addressed 1510 N. Main St., Three Rivers, Michigan, the property. Based on the extensive industrial history of the property the following RECs were indicated during the Phase I ESA.� Based on the lack of municipal sanitary sewer service at the site prior to 2005 the presence of two floor drains (possible drywells) observed in the former automotive maintenance repair building and one floor drain (possible drywell) observed in the garage building is considered a REC. � The presence of stained asphalt beneath and surrounding the exterior waste oil storage area located to the north of the truck well adjacent to the main building is considered a REC. � In addition, the previous investigation of potential impact from former underground storage tanks (USTs) was limited in that it appears that previous consultants did not have knowledge about the location of said USTs. Based on the limitations of the previous investigations, the historic presence of the former USTs at the property is considered a REC. Envirologic conducted Phase II soil and groundwater sampling at the site to assess the RECs. Eight soil borings were installed and two hand auger samples were collected. The analytical results indicate several PNAs detected in the soil at one location (HAB-1@0.5 feet) at levels that exceed Drinking Water Protection, Groundwater Surface Water Interface Protection and Direct Contact Cleanup Criteria defining the property as a facility. Subsequently, Envirologic completed a BEA and a 7a Compliance Due Care Plan on behalf of Team Manufacturing Group, LLC and Team Manufacturing Holdings, LLC

Former Use: The subject property currently includes one manufacturing building approximately 79,000 square feet in size located on the southern portion. There are four additional buildings located in the central and northern portion of the parcel. These buildings include a former engineering office building, a former automotive maintenance repair building, a garage; the fourth building is currently used for product storage. The remaining portions of the property consist of grass-covered areas and asphalt-covered parking areas. The subject property is depicted as being used as agricultural and/or residential farmsteads in a 1938 aerial photograph. The property appears developed in the 1950 aerial photograph with several buildings. According to city directories the subject property was occupied by Wolverine Equipment Company and Clifton Engineering Company from 1950 until the early 1980s. Dock?s Garage is an additional tenant listed in a 1950 directory only. Clifton Engineering was an underground and line construction business that had a storage yard for its construction equipment which included a fleet of excavators, trucks, and related equipment. A complete understanding of the full operations and site use of Clifton Engineering and Wolverine Equipment is unknown. Bippus Thrift U-Haul Company also occupied the property in the early 1980s. The subject property was most recently owned by Camoplast and Crocker Limited. Camoplast and Crocker Limited were also thermoplastic manufacturers that owned and occupied the site from the early 1990s until 2012 when the current occupant Exo-s began its manufacturing operations at the site.
