Additional Property Attributes

The results of the Phase II assessment demonstrated that there are no apparent risks to current and future commercial/industrial receptors due to vapor intrusion. Concentrations of benzene, dichlorodifluoromethane, and vinyl chloride were detected in the soil gas samples at concentrations above their respective IDEM RCG Residential Screening Levels, but below the respective IDEM RCG Commercial/Industrial Screening Levels. Ammonia concentrations were substantially below the IDEM screening level for ammonia in industrial air. If Property usage is developed for residential use rather than commercial/industrial, additional evaluation of the vapor intrusion pathway should to be completed. Regarding the supplemental assessment, a hazardous materials assessment determined that there were asbestos containing materials and lead based paint that will need to be removed prior to the building being demolished.
