Additional Property Attributes

Former Use: The subject property consists of one parcel of land occupying approximately 0.24 acres with 150 feet of frontage on Grand Traverse Bay. The site is developed with a 1,908-square-foot residence. Assessing information indicates the property was initially developed in 1945. The 1977 assessing card lists Lamar and Martha Trimmer as the property owners. The 1938 aerial photo shows the property was vacant land. Leaf cover on the trees obscured much of the subject property but a driveway from M-22 was not visible. Much of the surrounding area was vacant land with some woods and a small orchard west of M-22. A small structure on the subject property is evident on the 1952 aerial photo and a driveway is visible for the property adjacent to the south. The former restaurant south of the subject property is readily apparent on the 1992 through 2006 aerial photos. No significant changes to the subject property were evident on the 1963 through 2006 aerial photos. No areas of filling or grading were apparent on the subject property or immediately adjacent properties. 8 A quit claim deed dated April 15, 1994 indicates the property was transferred from Barry and Margo Lawyer to Sharon Tracy. Sharon and Thomas Tracy owned the property until it reverted to Leelanau County on tax foreclosure. Another quit claim deed dated August 30, 2011 indicates the property was transferred from Leelanau County to the Leelanau County Land Bank Fast Track Authority
