Undeveloped land with access to US Highway 1 and Florida East Coast Rail line. City utilities have been installed east of the site along the extension of Matanzas Woods Parkway west of US Hwy 1.

Former Use: The site consists of an approximate 64.85-acre undeveloped parcel which is moderately to heavily wooded. Trails allowing vehicular access have been cleared in the north/south direction in the center of the site and the east/west direction from the center trail to a Palm Coast water supply well located along the western boundary of the site. City utilities have been installed east of the site along the extension of Matanzas Woods Parkway west of US Highway 1 (aka State Road 5); however, utilities have not been installed within the site boundaries. Based on a review of the historical information, the site has consisted of undeveloped woodland/marshland from at least 1943 until current. The south portion of the site was utilized as a pine tree farm by Rayonier Timber Company prior to 1999-2000 when Palm Coast Land LLC acquired the site.
