Additional Property Attributes

The Property is a 0.43 acre parcel adjoining East Fifth Street to the north and White Pine Trail to the west. There is an industrial building on the Property that was formerly used for leather glove manufacturing and alternator/generator remanufacturing. The Property is currently used as a recycling center. The future use of the Property is likely to be industrial. A Phase I Environmental Site Assessment (ESA) of the Property was completed by F&V in May 2012. During the ESA, the following current and historic site use activities were noted: � The Property is located along the edge of former railroad corridor that was used for over 100 years. Rail spurs and connecting lines were present on portions of the Property. � The Property was used as a leather glove manufacturing facility from 1942 until 1992. � From 1992 to 1995 the Property was owned by an alternator/generator remanufacturer. � The current use of the Property includes a recycling facility that consolidates recyclable materials: paper, cardboard, Styrofoam, plastics, aluminum and other materials. The materials are sorted into bins and then the cardboard and paper are compressed and baled. Some plastic materials are compressed and baled. Other plastic materials are ground and placed into large tote bags. RECS: 1. Historical use of the Property included rail lines and rail spurs. 2. Historical industrial use of the Property for leather glove manufacturing from 1942 until approximately 1992. 3. Historical industrial use of the Property likely involved the rebuilding of alternators when owned by NABCO. 4. The former use of a fuel oil UST to fuel an on-site boiler. 5. The lack of information regarding the hazardous material and petroleum product use, storage and waste handling and disposal practices for the historic industrial uses.

Former Use: The Property was formerly owned by the Wenzell Brothers who used the Property for agricultural purposes and possibly staging of timber until the early 1940s. Wolverine Shoe and Tanning Company purchased the Property and operated a glove factory from 1942 to 1986. The business was sold to the Shelby Glove Company who operated from 1986 to 1992. The Property was purchased by Mr. Bill Coats who may have used the property for alternator re-building. Osceola Recycling has occupied the structure since approximately 1994.
