Additional Property Attributes

Based on a Phase I ESA completed in October 2014 (per ASTM E1527-13), RECs were found on this property due to the potential for unregistered/historical use tanks within the site boundaries (associated with on-site fire station built in the 1940s), an on-site dry well with drainage from the firestation garage, and an adjacent property with long-term use as an auto repair facility. A Phase II ESA completed in November-December 2014 revealed levels of arsenic in soils at levels exceeding direct-exposure cleanup criteria. However, the arsenic was attributed to the on-site soil lithology that consisted of shell fragments. As such, the arsenic was determined to be naturally-occurring rather than being indicative of a chemical release, and was identiifed as a de minimis condition. Trihalomethane constituents were encountered in one groundwater sample collected near the on-site firestation's rinse area. This was attibuted to the likely mingling of public-supply/chlorine-treated drinking water with groundwater. Due to cause of the impact ceasing with the anticipated property transaction as well as being localized, this impact is also identified as a de minimiis condiion.

Former Use: The site contains a historical structure (New Smyrna Beach Fire Department), and formerly contained recreational outdoor facilities (shuffle board courts and ball courts/fields), and a recreational/office structure.
