Additional Property Attributes

The Property is situated on the south side of W 8th Avenue and a mixed use residential and commercial area. The south side of the property slopes downward toward the north side of the property and W 8th Avenue. The north and east adjoining properties are commercial in usage, while the south adjoining property is residential in usage. The west adjoining property is a mixed use residential and retail building. One structure is located on the Property (see Appendix A, Figure 3). The Property building is a single-story structure consisting of approximately 6,000 square feet. The south portion of the building is one step higher than the north portion. The building is constructed of a brick/cement block exterior with a flat rubber roof and plaster/drywall interior with drop ceilings and a tiled floor. Access to the Property is from W 8th Avenue to the north. A concrete-paved sidewalk is located along the north property boundary. A concrete-paved driveway off W 8th Avenue is located on the east portion of the Property. A gravel driveway off W Hazel Way is located on the southwest portion of the Property.

Former Use: The past use of the property was as a private social club owned by the Homestead Order of the Owls. The past uses of the adjoining properties included a mixture of residential and commercial properties. The site is zoned as commercial.
