Additional Property Attributes

Given the planned redevelopment activities of the Site, it was recommended in the the ACM and other hazardous materials (OHM) identified during a previous limited asbestos and hazardous materials investigation be properly abated, handled and/or disposed of off-site in accordance with all local, state and federal regulations. The identification of these building materials was beyond the scope of the Phase I ESA per the request of the City.

Former Use: The Site is improved with an approximate 11,000 square feet, 2-story building that was originally constructed in 1890 and that has been vacant for over 10 years. The property was primarily used for commercial and/or residential use in the past including a restaurant and church. The building is in a state of disrepair. A fire occurred at the property in March 2013. In addition, based upon the results of an Limited Asbestos and OHM Inspection, completed by Environmental Services Inc, on behalf of the City of Springfield, in dated August 21, 2014, asbestos and hazardous building materials and debris piles will need to be abated prior to demolition / site redevelopment and reuse.
