An Operation and Maintenance Plan (O&M Plan) has been developed and will require visual inspections of the existing concrete building foundation in the area of the highest detected soil concentrations on a quarterly basis and will include the condition and integrity of the concrete building foundation, including general condition, and pitting or cracks greater than 0.5-inches in width, through which impacted subsurface soils could be readily accessed.

Damaged and/or deteriorated surface cover will be repaired and/or replaced with an equivalent surface cover within 14 days of discovery. If repair/replacement of the surface cover is not feasible within the specified time, the areas will be temporarily covered with anchored plastic sheeting, anchored landscaping fabric, or anchored plywood, as appropriate until repair/replacement is complete.

Redevelopment for use as a software design company office space. Assessment is complete and transaction closed. Redevelopment to commence in November, 2015.

Former Use: The subject property is located on the south side of Wealthy Street SE between Diamond Avenue SE and Barth Avenue SE, and consists of one parcel totaling 0.137 acres. The subject property is developed with a single-story slab-on-grade building totaling 2,704 square foot and was constructed in 1920, and is currently utilized for storage. Standard and other historical sources documented that the subject property was originally developed for commercial purposes between 1895 and 1913, which included the construction of a single-story commercial building in the northern portion of the property. The original structure was demolished by 1920 and the property was redeveloped with the current building. Additions were reportedly completed to the building (i.e. eastern and western portions) in 1956. A small portion of the building (i.e. northern portion) was demolished by 1964. Former occupants included a paint shop in at least 1913, gasoline service station from at least 1919 until 1924, and a blacksmith from at least 1934 until 1993. The building has been utilized for general storage purposes since the mid-1990s. The occupants associated with this property from 1925 until 1933 could not be determined through review of historical sources; however, based on the layout of the building and the known past uses, tenants, if any, were likely commercial in nature.
