Additional Property Attributes

Former Use: The site previously consisted of 3 parcels of vacant, undeveloped land totaling approximately 0.29 acres located in downtown Springfield, MA. The first parcel, identified by the City as South Side Lyman Street, consists of 4,152 sq ft, the second parcel identified as 151 Lyman Street, consists of 4,229 sq ft, and the third, located at 155 Lyman Street, consists of 4,394 sq ft. All three parcels are owned by the City of Springfield. A 4,910-sq-ft building was formerly located at 151 Lyman Street and a 12,834-sq-ft building was located at 155 Lyman Street. Both buldings were constructed in the early 1900s and were demolished around 2005. Prior to demolition, the buildings were used as a warehouse for produce storage, though they were vacant for several years prior to demolition. The earliest historical records (dated 1886) indicate that the site parcels were at least partially occupied by a residential structure through 1911. A 1931 Sanborn Fire Insurance Map shows that the site is depicted as being occupied by a storefront, apartment building, and a wholesale produce building. These uses were consistent on historical maps through 1970. City Directory records indicate that 155 Lyman Street was occupied by ?Pochemco Inc Chemical Manufacturers? in 1976. Prior to 1976, that parcel was occupied by ?Zeo Nicolas Produce? from 1962 through 1976. -- ACRES address updated in Sept 2018 to also include 135 & 139-141 Lyman Street parcels:135 Lyman St (Parcel # 08030-0059) - lot size 2,527 sq ft and 139 -141 Lyman St (Parcel # 08030-0058) - lot size is 5,000 sq ft. The Site is improved with an ~ 29,800 sq ft, 6-story building with a loading dock area. The building is currently unoccupied and condemned. The current building (135-139 Lyman Street) was constructed in 1910 for the Chapman & Brook Company, wholesale dealers in hardware, paints, oils, glass, brushed, mill supplies, wooden ware, fiber ware, agricultural implements and field & garden seeds. 135 Lyman St, Parcel # 08030-0059, lot size 2,527 sq ft, Zoned Business C 139 -141 Lyman St Parcel # 08030-0058, lot size is 5,000 sq ft, Zoned Ind. A. SS Lyman Street, parcel # 08030-0056, lot size 4,152 sq ft, Zoned Industrial A. 151 Lyman Street, parcel # 08030-0055, lot size 4,229 sq ft, Zoned Industrial A. 155 Lyman Street, parcel # 08030-0054, lot size 4,394 sq ft, Zoned Industrial A The site is currently a vacant cluster of five (5) parcels that are a visible example of properties that have lacked investment for many years and now have the opportunity to make a significant positive impact in downtown. The location is a short walk to the heart of Springfield's downtown restaurant and entertainment district. The City acquired the properties between 2008 and 2009 via tax title as it was identified as a target redevelopment site after the properties had suffered from disinvestment for several years. There is one building on this site and it was constructed in 1910. The building sits on two lots 135 and 139 Lyman St. The two lots have different zoning (Industrial A and Commercial C). The building is condemned and contains six floors and a basement. The total area of the building is approximately 29,750 square feet. The total area of all parcels including the empty lots total 20,002 square feet. The redevelopment of 135-155 Lyman Street is a key piece to the rebirth of downtown Springfield. A summary of relevant environmental findings from the 2018 Phase I ESA are provided below: * The historical use, operations and incomplete heating history at the former on-Site structure, the Zeo building (155 Lyman Street), was identified as a Recognized Environmental Condition (REC); * The historical use, incomplete heating history and lack of interior access to the current on-Site building (135-139 Lyman Street) was identified as a REC; * The presence and former use of a hydraulic freight elevator in the existing building (135-139 Lyman Street) was identified as a REC; * The presence and former
