Additional Property Attributes

The Site consists of a single triangular-shaped parcel of land totaling approximately 0.18 acre located at 46 - 48 Hickory Street. The property is improved with an approximately 2,200 square feet, two-story, two-family residence and associated carport. Based on the age of the structure, the presence of hazardous building materials such as Asbestos Containing Material (ACM), lead based paint (LBP), polychlorinated biphenyls (PCBs) and mercury, cannot be precluded. An evaluation of building materials was beyond the scope of the Phase I ESA. A hazardous building materials investigation is recommended to be conducted at the Site as part of the planned redevelopment activities for the Property. The hazardous building materials investigation should confirm, identify, sample, and quantify all hazardous materials requiring special handling and disposal procedures, including exploratory and destructive sampling for suspect ACM, lead based paint, and other hazardous materials (OHM) such mercury-containing thermostats, PCB-containing switches, breakers and caulk and other building materials.

Former Use: According to information obtained during the Phase I ESA, the Target Property has been utilized for residential use since at least 1896.
