The existing subject building provides sufficient coverage to prevent exposure to the underlying
impact. Therefore, surface cover (i.e. concrete and building foundations) will be maintained in
these areas to prevent dermal contact with contaminated soils. An Operation and Maintenance
Plan (O&M Plan) has been developed and will require visual inspections of the existing concrete pavement surface cover in the areas of the highest detected soil concentrations on a quarterly basis.

Additional Property Attributes

The developer intends to remove all existing USTs, gas pumps, and the canopy, repaving of the current parking lot, the installation of a complete new customer vacuum area, all new landscaping, interior and exterior and remodel to the existing building, and the installation of a new computer system.

Former Use: Standard and other historical sources were able to document that the first developed use of the subject property occurred prior to 1937 as agricultural land until becoming fallow between 1957 and 1963, when a driveway and land disturbance occurred in association with the north adjoining property. The property remained vacant until the construction of the current auto wash and gasoline dispensing station in 1972. Additions to the eastern and western portions of the building were completed in 1990. Land disturbance between 1967 and 1970 was likely associated with the regional development of the area. The subject property has been operated as an auto wash and gasoline dispensing station with likely former automotive service operations since construction.
