Additional Property Attributes

Former Use: The site is approximately 0.34 acre in area and consists of two parcels. The site is currently occupied by a vacant commercial building. According to the Sanborn Fire Insurance maps obtained during the Phase I ESA conducted by Hazcorp, dry cleaning operations were historically conducted (from at least 1936 until at least 1976) at the northerly adjoining property (125 West Woodruff Avenue). In addition, the dry cleaning company was also listed on the site in 1936, according to Sanborn maps. Dry cleaning chemicals (i.e., perchloroethylene) were likely stored and handled on-site. Hazcorp indicated that the former use of the northerly adjoining property as a dry cleaner and the presence of dry cleaning activities onsite were considered to be a REC in connection with the site. According to the Ph. 2 ESA, the geophysical survey, identified one anomaly located near the northern corner, of the westernmost edge of the exterior of the building that was interpreted to represent a possible UST. Soil and groundwater samples collected from soil boring SB-3 near the suspected UST area, did not identify high concentrations of chemicals of concern. TTL recommends removing this UST according to the Ohio Department of Commerce, Division of State Fire Marshal, Bureau of Underground Storage Tank Regulations (BUSTR) requirements. If removal is not possible, due to its close proximity to the site building, the UST may be closed-inplace. The geophysical survey, identified one anomaly located at the northwestern portion of the site, interpreted to represent rebar concrete. A suspicious pipe found within the central portion of the building interior was not identified as a UST.
