Additional Property Attributes

Former site businesses of potential concern include clothes cleaners (in the 1920�s and 1960�s), printing and reproduction (1961 to 1980) and an antique furniture restorer. DEH records also showed that automotive repairs have been performed onsite. Potential COCs associated with prior land uses which include clothes cleaners, a printing/reproduction business and other retailers which used paints and thinners, performed automotive repairs, and generated paint waste and used oil. Based on the results of the Phase II ESA, the historical site uses have resulted in limited contamination at the site. TPH-oil range was present in one boring below the action level and decreased with depth. Arsenic was present above the action level of 0.11 mg/kg in all the samples analyzed. According to Background Concentrations of Trace and Major Elements in California Soils by the Kearny Foundation of Soil Science (Kearny), dated March 1996, background concentrations of arsenic in soil in California (that are not impacted by anthropogenic sources) typically range from 0.6 to 11 mg/kg. According to the California Department of Toxic Substances Control (DTSC), the statistical upper bound limit for arsenic concentrations in southern California soil at school sites is 12 mg/kg. The arsenic concentrations appear to be within the naturally occurring range and are not a concern at this time The only analyte above the action was lead, which was present in two soil samples. Shallow lead contamination is present in the vicinity of the B5 and B6 locations and appears to be limited in depth to near surface. The lead levels are above the DTSC-Modified SLs for residential soil of 80 mg/kg in these areas. VOCs were present in soil vapor; however, their concentrations were below the action level for a residential use building. Therefore, vapor intrusion is not considered a concern at this time.

Former Use: Site has been developed since the late 1920�s and residential and retail uses have occupied the property throughout the years. While vacant, the site is developed with mixed use (commercial and residential) building and two vacant commercial buildings.
