Additional Property Attributes

The developer intends to acquire both properties, occupying the building at 147 Hobart for its existing manufacturing business. A portion of the 155 Hobart parcel will be paved and used for parking. (PPF attached to QR 5, 10/1/05-12/31/05) Expansion is underway with the construction of a new addition. (PPF - 155 Hobert and Melling Tool Property, 5-22-07)

Former Use: 147 Hobart was first utilized by a foundry operation for storage of molds, and other materials. That property was developed by Melling Tool in 1956 and used as a machine shop and warehouse until 2004. 155 Hobart was first developed by Motor State Oil and Grease (initially known as Callaghan Oil and Grease). That site oprerated as a bulk blender of oils and manufacturer of greases. The site was destroyed by fire in 1975 and has been vacant since that time. The buildings and tanks have been removed from the site. Previous assessment activities have been completed by others (State of Michigan, City of Jackson through a Michigan site assessment grant, and private parties) at the 155 Hobart parcel. These previous studies have found various volatile organic compounds and polynuclear aromtic hydrocarbons on the site above residential cleanup criteria.
